Epoxy Flooring Technology
Understand the role of an epoxy layer in a commercial floor system and the questions to ask before choosing a product.
Talk through your facility's requirementsWhat the specification needs to tell you
“Epoxy” is a starting point for a specification, not a complete description of the finished floor. Ask which product is proposed, what each layer does, and which preparation and application requirements apply. As one manufacturer example, Sika publishes separate mixing and temperature-dependent cure requirements for Sikafloor-264 FS. Its instructions identify incorrect mixing or proportions as potential causes of slow cure or soft spots. These requirements belong to that product, not every epoxy. [E1]
Where it may fit
For a warehouse, workshop or other commercial space, describe the traffic and actual spills before comparing systems. Ask for documentation addressing the proposed use, rather than assuming a chemistry name establishes chemical resistance or service life.
See our Commercial Epoxy Floor Coatings page for the existing service overview.
Questions before installation
- What is the condition of the concrete, and how will contamination and moisture be assessed?
- Which preparation profile and compatible layers does this system require?
- What traffic, cleaning chemicals and spills must it tolerate?
- What are the return-to-service and maintenance requirements for this exact system?
Limitations to discuss
Do not assume a protective topcoat guarantees permanent color stability. Sika's January 2020 Sikafloor-207 data sheet warns that a UV-resistant clear topcoat may not prevent the underlying product from discoloring. This is a dated product example, not a statement about every epoxy formulation. Check current documentation for the proposed complete system. [E2]
