Why Coat It
Why Coat a Basement Floor
Bare basement concrete is porous, dusty, and hard to clean. Spills soak in. Dust rises. The surface absorbs stains and shows every mark.
A coated basement floor is seamless and non-porous. It is easier to clean, brighter, and more durable than bare concrete. A finished floor also adds usable living space and value to your home.
Applications
- Finished basement living areas
- Basement workshops and hobby spaces
- Utility and laundry rooms
- Basement entryways and stair landings
Benefits
Seamless & Non-Porous
No grout lines or joints. Spills wipe up easily.
Brightens the Space
A light-reflective surface makes basements feel larger and less cave-like.
Dust Reduction
Sealing the concrete surface reduces dust from bare concrete.
Stain Resistance
Paint, oil, food, and beverage spills clean up without soaking in.
Realistic Limitations
Basement floors have specific challenges. We will not coat over a problem and pretend it is solved.
Moisture Vapor Drive
Basements can have elevated moisture vapor drive through the slab. If moisture levels are too high, coating can blister or delaminate. A moisture evaluation may be needed before coating.
Not a Waterproofing Solution
A floor coating is water-resistant, not waterproof. It does not fix existing water intrusion, flooding, or foundation drainage problems. Water issues must be addressed first.
Existing Moisture Damage
Efflorescence, mineral deposits, or water staining indicate moisture problems that must be evaluated and addressed before coating.
Temperature
Basement temperatures can affect cure times. Some products require minimum temperatures for proper curing. We account for this in our installation planning.
Surface Preparation
Basement floor coatings follow the same mechanical grinding standard as our garage installations. We mechanically profile the concrete to create the correct surface profile for adhesion.
Existing moisture issues must be identified and addressed before coating. A moisture test may be recommended to evaluate vapor drive through the slab. Cracks and joints are treated before coating.
Prep Is Not Optional
Coating over unprepared or contaminated concrete produces floors that peel or delaminate. Our process starts with mechanical preparation, every time.

Finish Options
We offer three finish types for basement floors. We will show you physical samples during your estimate.
Decorative Flake
The same flake system used in garages, available in a range of color blends. Adds texture and visual interest.
Solid Color
A clean, uniform color without flake. A simple, modern look.
Metallic Epoxy
A premium, high-gloss finish with depth and movement. See our Metallic Epoxy Flooring page for details.

Common Questions
Can you coat my basement if it sometimes gets damp?
We evaluate moisture conditions before recommending a coating system. If moisture vapor drive through the slab is too high, coating can blister or delaminate. We may recommend a moisture test or suggest addressing drainage issues before coating.
Will coating my basement floor fix my water problems?
No. A floor coating is water-resistant, not waterproof. It does not fix foundation leaks, flooding, or drainage problems. If your basement has water intrusion, those issues must be addressed before coating. A coating applied over a moisture problem will not hold.
What finish options are available for basements?
We offer decorative flake, solid color, and metallic epoxy finishes for basement floors. We will show you physical samples during your estimate so you can compare options in person.
How long does installation take?
Most basement floor coating projects are completed in 1 to 2 days, with additional wait time before the floor can be used. We provide a specific timeline during your estimate based on the system selected and the size of the area.
